EXPERTISE & BRAND
MosaicFactory® is an industrial group founded in 2002. We design and distribute worldwide collections of Zellige, Terrazzo, Terracotta and Cement.
The heart of our craft is to combine traditional know-how and technological innovation to deliver surfaces that can be customised in colour, dimensions and decoration.
By choosing MosaicFactory®, you buy directly from the manufacturer. This short supply chain guarantees full price transparency, maximum responsiveness and absolute control of production, especially for your bespoke projects.
Our collections are on display in our exclusive showrooms in Paris, London, Lisbon, Malaga, Madrid and Zurich. To confirm your choice in your own environment, we invite you to order material and colour samples directly from our online shop.
Absolutely. We support both private customers and professionals (architects, interior designers). Our multilingual team is at your disposal to advise you. Whatever the size or nature of your project, we put our manufacturer's expertise at your service.
All our products are made one by one, by hand, the opposite of anonymous and uniform industrial series. The use of natural materials and mineral pigments creates subtle nuances and slight irregularities that are the very nature of our coverings.
WHICH PRODUCT TO CHOOSE?
We operate 5 specialised production units in northern Morocco. There we manufacture: traditional Zellige, patterned tiles in Cement and Granito, a high-performance mineral Terrazzo ESTEZZA®, natural terracotta TERRA®, as well as thin concrete slabs and bespoke furniture in Terrazzo.
For urgent projects, we keep a wide stock immediately available (delivery within about 2 weeks in Europe). Customised or made-to-measure orders require a production lead time of 4 to 8 weeks depending on the material, plus transport time.
For the same product type, prices are similar between stock and made to order.
All our coverings are suitable for indoor installation, on floor as well as on walls. Your choice will depend on your aesthetic criteria and on the technical constraints of your space.

The watertightness of a bathroom floor or shower wall depends on the preparation of the substrate, since any tile, regardless of its origin or manufacturer, will let water through the joints.
The difference lies in ease of maintenance.
**** excellent · * not recommended
| Shower | Bathroom floor | Ease of cleaning | |
| Zellige | **** | **** | Recommended choice, easy cleaning with any standard tile cleaner. |
| ESTEZZA® Terrazzo | ** | **** | Easy, maintain with pH-neutral cleaners and a protective wax. Avoid acidic or anti-limescale cleaners. |
| TERRA® Terracotta | ** | **** | Easy, withstands anti-limescale cleaners. Wax recommended to reduce porosity. |
| Cement Tiles | * | *** | More delicate, protection essential with a pore-filler then maintenance with wax. Mandatory cleaning with natural soap. Avoid acidic or anti-limescale cleaners. |
| Granito Tiles | ** | *** | Easy, with pH-neutral products for marble. Apply pore-filler and protect with wax. Avoid acidic or anti-limescale cleaners. |
The installation of a tiled covering over an underfloor heating system involves two main constraints, regardless of the type of tile or manufacturer:
- Expansion: the cycles of expansion and contraction, sometimes abrupt, require the architect or installer to plan suitable expansion joints.
- Thermal conductivity: the chosen covering must be able to efficiently transmit the heat to the surface.
- Installation: laying must be carried out exclusively with adhesives (cement-based) and grouting mortars specifically formulated for underfloor heating (flexible/deformable).
- Format: small-format tiles separated by a joint are less affected by floor movements than large slabs laid without joints.
- Performance: Terrazzo tiles, then Granito or Cement, transmit heat better than TERRA® terracotta tiles.
Outdoor use exposes materials to two main constraints: the freeze/thaw cycle and exposure to UV rays.
**** excellent · * not recommended
- Frost: the main risk comes from water pockets that may stagnate under poorly laid tiles or impregnate porous tiles; when freezing, this water expands and degrades the covering.
- UV: direct sunlight can fade certain colours of cement-based products.
| Frost resistance | UV resistance – direct sun | |

Zellige, being a glazed product, is by nature insensitive to stains.
For Terrazzo, Cement, Granito and Terra, two types of stains should be distinguished:
**** excellent · * low
- Chemical attack (affects the material itself or the colour).
- Grease or pigment stains linked to the porosity of the material.
| Chemical resistance | Low porosity / resistance to grease and stains | Re-polishable material | Mandatory pore-filler and wax maintenance | |
| Zellige | **** | **** | N/A | N/A |
| ESTEZZA® Terrazzo | ** | *** | **** | Pore-filler + wax |

The success of your project depends on installation carried out according to the rules of the trade. For each material we provide a complete technical documentation (installation, treatment and maintenance protocols) directly on their respective pages:
If you have a specific technical question or a project with particular constraints, our expert customer service is at your disposal to support and advise you.
CUSTOMISATION
Our minimum order quantities are intentionally accessible, ranging from 3 to 8 m² depending on the products. This flexibility is possible because tiles, slabs and decorations are made to order in our workshops. To find out the exact minimum for a reference, check the corresponding product page or contact our customer service.
Made-to-order products are offered at the same price as stock items, since their production costs are identical. Customisation is at the heart of our craft and does not involve any extra cost for our customers.
All our product pages feature a dedicated simulator to configure your patterns and colours, then visualise your customised tile in a 3D environment. This tool lets you immediately get the price of your creation and confirm your order directly online.
Our workshops keep many moulds and models that are not shown on the product pages.
We also produce original designs for creators as well as replicas of antique tiles.
For any specific request, send your sketches and photos to our customer service, who will study the feasibility of your project.
We offer a complete "branding" service for your company. This may include:
- The development of an exclusive special colour.
- The incorporation of a brass logo into a Terrazzo.
- The creation of a brand on a Zellige mural.
- The realisation of a precise drawing in a cement tile, a granito or a Terrazzo table top.
SAMPLES & ORDERS
Although the images on our web pages are as realistic as possible, their visual rendering depends on the type and configuration of your screen. That is why we recommend ordering samples from the online shop or discovering them in our showrooms.
Note that our products show natural variability from one tile to another and within the same reference, since they are not industrial tiles.
You can buy your colour and material samples on the online shop; they will be delivered by courier service (DHL or equivalent). You can also choose them in person at one of our showrooms.
The process is simple: go to the page of the product you are interested in, choose a stock model or configure your custom product. A precise quote including transport costs will be offered automatically at the end of the purchase process. You can also contact our customer service for personalised support.
Mosaic Factory can support you with layout simulations to estimate your needs. However, the final quantities ordered remain the sole responsibility of the buyer or their installer, who must validate the on-site measurements before placing the order.
- Standard products (Stock): in accordance with European regulations, consumers have a 14-day right of withdrawal (see T&C).
- Customised products: this right of withdrawal does not apply to made-to-measure products.
- Modifications: modifying or cancelling a customised order is only possible if the production cycle has not yet started in our workshops.
DELIVERY
Since 2002 we have been shipping our products worldwide. We use road transport (truck) for Europe, as well as sea freight (container) or air freight for the rest of the world. Our dedicated logistics teams are at your disposal to coordinate these international shipments.
You can pick up your orders by your own means. Two options are available:
- Direct from factory: "Ex Works" pickup directly at our production units in Morocco.
- Europe: pickup of your already customs-cleared goods at our logistics warehouse located in Seville, Spain.
In Europe, customs-cleared orders transported by truck are delivered at the foot of the building, on the street and/or in a place accessible by a truck of up to 12 tonnes with a tail-lift platform.
It is the customer's responsibility to indicate any problems: pedestrian street, difficult access for transport, etc. We are not responsible for, nor do we organise, unpacking the pallet or transferring boxes to the site or upper floors.
Any anomaly observed on receipt (damaged pallet, damaged boxes, missing products) must be noted on the delivery slip.
Any claim must be communicated within 48 hours of receipt, accompanied by photographs.
